Rural Development is about as close as you can get to ZERO DOWN PAYMENT.

1. Not all homes qualify for this loan. It must be designated a rural area. Refer to Rural Development  website with specific address you are interested  in to see if its considered rural by USDA.

2. 100% financing of sales price.

3. Minimal Monthly Mortgage Insurance

4. Income limits do apply

5. Seller can pay closing costs/ escrows up to 6%.  I always ask the seller to pay up to 6% in Purchase Agreement.

6. Client can borrow over sales price for closing costs/escrows if appraisal is higher the Sales Price.

7. Buyer cannot own any other Real Estate.

8. Water test needed for private wells.
